What is Price Per Square Foot? ( PPSF )

When trying to determine the value of a home, many people use a term called Price Per Square Foot. You take the asking price of a home (or condo), divide that number by the number of square feet  (air conditioned space only) in the property have the asking price in price per square foot(PPSF). This can be a very useful tool, but it can also be misleading. Are you comparing apples to apples properties? Are both homes approximately the same size? Do both homes have renovated kitchens? Do both homes have the same size piece of land? Are both homes on quiet streets with little traffic or does one sit at the corner of a busy intersection? Take a look at the two homes below. Can you compare these on a price per square foot basis?


The home on the left is a stately brick home on a large piece of land and the one on the right is a key west style bungalow on a very small lot. It would not be appropriate to use PPSF to compare these two properties. Realtors have seen THOUSANDS of properties -- it's what we do day in and day out. We see things that you (the emotional buyer or seller) may not. We see the fact that the roof probably needs to be replaced. We see the giant floral wallpaper that was popular circa 1975 and it's our job to help you take these things into consideration. For the buyer, we'll help you arrive at a fair market value offer. For the seller, we'll help you arrive at a listing price that will bring you a buyer. So, is PPSF be a useful tool? Yes. Does it tell you everything you need to know?
